Job Summary
A reputable construction company is seeking a Senior Project Manager (QS) for their office located in Kempton Park.
Overall responsibility for the successful delivery of high-quality projects across various sectors. With a commitment to excellence and innovation, whilst striving to exceed client expectations and maintaining a focus on sustainability and efficiency. Managing execution of developments and projects, tenant fitouts and specific major repairs and maintenance projects from inception to completion, ensuring they are delivered on time, within budget, and to the highest quality standards.
Responsibilities:
- Project Planning and Coordination: Lead the planning, coordination, and execution of fitout, repairs & maintenance and construction projects, ensuring alignment with client objectives, budget constraints, and timelines. Budget and cashflow preparation in feasibility stage of project together with Development Manager. Drive Local & Statutory approvals pre and post project.
- Quantity Surveying:
Oversee all quantity surveying activities, including cost estimation, cost control, tendering, and procurement, to optimize project financial performance. - Contract Management:
Manage all contract negotiations, administration, and compliance throughout the project, including principal contractor, subcontractor agreements and professional appointments. - Risk Management:
Identify, assess, report on and mitigate all project risks, ensuring proactive measures are in place to address potential challenges and deviations. - Stakeholder Communication:
Maintain effective communication channels with stakeholders, contractors, subcontractors, other vendors, and internal teams and provide regular project updates, timeous addressing of concerns, and resolve issues promptly. Maintain client interface, cost control & reporting of fitouts as required. - Quality Assurance:
Implement quality inspections and control measures to ensure that fitout, repairs & maintenance and construction activities adhere to industry standards, regulations, and JT Ross specifications. - Resource Allocation:
Optimize resource allocation, including labour, materials, and equipment, to maximize project efficiency and productivity. Guide the Value engineering process and design development with project professionals. Examine and influence design detail & specification to optimize time & value without detracting from quality. Authorize all disbursements necessary for the project delivery. - Team Leadership:
Provide leadership and mentorship to development and property team members, fostering a collaborative and high-performance work environment conducive to achieving Group goals. - Health and Safety Compliance: Ensure compliance with health and safety regulations and promote a culture of safety awareness and adherence.
- Project Reporting:
Prepare comprehensive project reports, including progress updates, financial status, and risk assessments, for presentation to management. Manage cost against baseline budget & report on same on a monthly basis. - Project Close Out:
Ensure projects are completed within required time frame for handover to tenant.. Compile handover requirements and liaise with property manager and facility manager. Drive financial close-out with principal contractor
Key Requirements:
- Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or related field.
- Proven experience (minimum of 15 years) in project management and a track record of delivering complex projects within the construction industry, with a focus on quantity surveying.
- Professional certification preferred.
- Strong technical knowledge of construction processes, materials, and methodologies.
- Proficiency in project management software (e.g, Microsoft Project) and MS Office Suite.
