Job Title: Commercial Property Manager

Salary: R25 000 - R30 000
Company Overview:
An established Property Management Company is seeking an experienced and energetic Commercial Property Manager to take full control of its Commercial Property Portfolio.
The portfolio includes numerous commercial properties that require hands-on day-to-day management and operational oversight.
Key Responsibilities:
Operational Management:
- Oversee and manage the day-to-day operations of assigned commercial properties.
- Manage all services related to repairs and maintenance.
- Negotiate and maintain Service Level Agreements (SLA) with service providers (including lift services, cleaning, security, air conditioning, electrical transformers, generators, etc.).
Administration:
- Negotiate, prepare, and enforce Lease Agreements.
- Ensure compliance with statutory building regulations and relevant laws.
Financial Management:
- Prepare and distribute monthly financial statements to both property owners and tenants.
- Minimize rental arrears and coordinate legal proceedings for defaults.
- Approve and check invoices and City Council accounts.
- Develop and manage annual property budgets.
- Monitor and analyze budget variances.
Qualifications and Experience Required:
- Strong understanding of financial accounting principles.
- Proficiency in preparing and managing budgets and financial statements.
- Working knowledge of contracts, agreements, and building maintenance.
- Essential: Proficiency in MDA/MRI Property Management Software. Only applicants with experience in these systems will be considered.
